In today’s day and age, many professions – sports, technology, and more – employ specialists, with one key area of focus. However, there is one local real estate agent who possesses a multi-layered skill set to aid any and all comers.
Century 21 Top Realty agent Patrick Bilnoski is a licensed Texas realtor, part of the Texas Association of Realtors as well as the National Association of Realtors. A native Houstonian and Oak Forest resident who still lives in the area, Bilnoski – along with his team at Century 21 – provides real estate services for both residential and commercial properties, as well as investment options.
“Whenever I was graduating from Waltrip H.S., real estate was something I always had an interest in,” said Bilnoski, who ultimately went to U of H with a double major in entrepreneurship and marketing before making his way into real estate 13 years ago. “When I first got into real estate, I began working for a commercial real estate firm so I could develop a strong skill-set and knowledge of the commercial industry. However, I also had a desire to fully develop my knowledge in the residential side of real estate in order to assist anyone that walked through the door from first time home buyers, to high end homes sales and home investors.”
Now, with more than a decade of experience Bilnoski has served as Vice President of Century 21 for the past three years. Working with both buyers and sellers, the lion’s share of his services come from the Heights area through Garden Oaks and Oak Forest, Spring Branch, as well as the East End.
Commercially, he has aided clients buying, selling, and leasing property anywhere from the metro Houston area to Dallas and San Antonio.
“At this point in time, I have a team that will help do anything the client needs,” he said. “When I started in commercial real estate, I was a tenant rep, assisting in locating space and negotiating leases. Now, through the course of my career, not only do I help clients find what they need or want, but we’re also helping landlords sell or lease their property.”
Above all, Bilnoski knows that negotiating on a certain location – whether commercial or residential – can present a gargantuan obstacle, especially for anyone largely unfamiliar with or new to the process, and strives to make the process as painless as possible.
“Buying and selling residential properties can be stressful enough without guidance, but it can rise to another level for commercial properties when you add all the additional factors that could be involved,” he said. “The question I always ask myself, is why would someone not want assistance when this not what they do day in and day out? Having someone on your side is always beneficial.”
For his part, Bilnoski believes his diverse portfolio and experience, along with his knowledge of the local neighborhoods and their dynamics, offers an X-Factor to his clients.
“I want to do the best I can for any person I work with, and I make sure to listen to what that is for each and every person – because it’s different every time,” he said. “I feel as though because of my experience within the business – on both the residential and commercial side of things – making sure to negotiate the best deal possible for my clients is something of value I can bring them.”
