The development on North Shepherd Drive continues to boom.
Greg Slusky with Sluco Realty services said he is the leasing agent – not the developer – for a new development called Heights Forum at 1336 N Shepherd Dr.
Slusky said there is one signed tenant for the development already – an urgent care center – with additional space for a restaurant on the ground floor and additional retail on the second floor. Other “tenants” on an artist’s rendering show other possibilities. The flyer promoting the development calls the Forum “a great retail site with strong demographics in the heart of the Heights” with “strong retail and restaurant growth along the Shepherd corridor.”
That boom includes the “M-K-T” project, which seeks to transform a 12-acre warehouse complex at the northeast corner of Shepherd and 6th Street as well as Braun Enterprises developments at 1002 N. Shepherd Dr., directly across from the Kroger, and at 2401 N. Shepherd Dr. across from the new H-E-B, scheduled to open soon.
The land where the Heights Forum will stand is now home to an empty lot as well as a warehouse and vacant commercial building. A person who answered the number on the for-sale sign in front of that building said they no longer own the property.
According to plans on the marketing flyer, up to 5,100 square feet of retail space is available on the first floor – the urgent care facility will occupy 6,500 square feet – and 11,400 square feet is available on the second floor. Because of the city’s parking rules, ensuring appropriate parking spaces for diners, 3,300 square feet of restaurant space is what’s allowed on the first floor. The structure will front North Shepherd with parking to the side and behind.
“They’ll break ground in a few months,” Slusky said. “We’re talking to several restaurants and other possible tenants.”
